Our Team

Our management team is housed in our corporate office located in Atlanta and is made up of a talented group of professionals, each with a deep level of expertise in the area of the company in which they serve. CSOA’s corporate management and office team includes the following individuals:


Penny Morriss Campbell
President & Owner
Penny started her career in Dallas working for Henry S. Miller Company. She then got her real estate and brokers licenses and sold residential real estate in Dallas. In 1988, she moved to Atlanta without a job and began her career working for Prentiss Properties as Atlanta’s first corporate Concierge for Midtown’s One Atlantic Center. From 1994 to 1997, Penny worked for the Washington D.C. based Intercontinental Concierge Corporation as the general manager for their Atlanta office. In 1997, she established Concierge Services of Atlanta, Inc. to provide much-needed specialized services to Class A office buildings. She has now expanded CSOA’s services to include the luxury residential market, upscale retail developments, an Entertainment Division and an Event Planning Division. By following her own advice of “no risk, no reward,” Penny has grown CSOA into a thriving business that employs over 80 people and serves more than 40 properties. A native Texan, Penny graduated from Southern Methodist University with a B.B.A. and a concentration is Real Estate. After living in Atlanta for more than 27 years, she is recognized as a highly respected business leader and an authority on all things Atlanta. She is currently a member of the Real Estate Group of Atlanta where she served on the Board for many years. She also graduated from the Buckhead Business Association and Midtown Business Association Leadership classes. Penny maintains real estate brokers license in the state of Georgia.


Lendy Fedors
Vice President, General Manager
Lendy Fedors joined CSOA in 2004 as the General Manager for the corporate division. She brought with her an extensive amount of experience in Business Development, Customer Service and National Accounts Management in the commercial real estate industry including senior positions with Rite Way Service and Dupont Flooring Systems. She was instrumental in building out the residential division of CSOA in 2005 and in 2008 was promoted to the role of Vice President/General Manager. In her current role, Lendy is in charge of Business Development and Operations for the corporate, residential and retail divisions. She also handles the fiduciary responsibilities of the company and manages our existing client relationships. Lendy is a native of Nashville, TN and graduated from the University of Tennessee Knoxville with a Bachelor of Science Degree in Business Administration with a major in Marketing. She is a graduate of the Commercial Real Estate Women (CREW) Leadership program and is an active member of CREW. Formerly, she was on the Board of International Facilities Managers Association (IFMA).

Lisa Whitlow
Director of Corporate Operations

Lisa Whitlow first joined CSOA in 2004 as a fulltime on-site Concierge in one of our commercial properties. In 2007, she was promoted to the role of Operations Manager on the residential side. In 2007, Lisa left CSOA to work as an Executive Assistant and Tenant Coordinator for Daniel Corporation. She then relocated to California where she served as an Office Manager for Cassidy Turley. In 2014, Lisa moved back to Atlanta to rejoin the CSOA family as the Retail Concierge Manager at the Shops at Buckhead.   She then took on the role of the Virtual Concierge for the corporate division, where she managed the concierge services remotely for seven different commercial properties located in Midtown, Buckhead and the Perimeter areas.

Lisa was promoted to the Director of Corporate Operation in 2016, and currently oversees the Corporate team and acts as the liaison between corporate team and property manager’s, tenants, and other staff. She assists with questions/issues, regarding the concierge responsibilities, general organization, ticketing, temps, reporting and makes property visits to assure that daily operation are going well. She guides the concierge with their individual development plans and goals to assist them to be successful and ways to continually promote our concierge services to their tenant base. Lisa is involved in reviewing the marketing plans, new and continuing training, vendor relations and anything that pertains to the corporate division.

John Upshaw
Director of Residential Operations

John started his career in Hospitality Event Management here in Georgia at a leading event facility in Duluth, GA after relocating from Rochester, NY in 2013. He came with six years of successful Customer Service and Hospitality Management experience already under his belt. John quickly progressed in the industry here in Atlanta becoming a sought after Project Manager and Event Coordinator. From 2016-2018, he took these skills over to the food industry becoming a Assistant General Manager of a major chain and overseeing the operations of multiple locations.

John started with CSOA in February of 2018 as an Account Supervisor. Through dedication, hard work, and accountability he was promoted to Director of Residential Operations in October 2018. John is a team player who lives by his favorite quote, “You don’t build a business, you build people and then people build the business.” He looks forward to helping CSOA take the brand and the business to its full potential as a leading concierge service provider in the industry.

Trazet Williams-McCarley
Residential Services Manager & Trainer

Trazet discovered her passion for Hospitality in 2002 at the Magnificent Marriott Marquis as a Sales Attendant in the Gift Shop. Later that year Trazet was promoted to the Club Lounge as a Concierge. As Trazet continuing her professional career with Marriott International she transferred to the Marriott Century Center where she became the Lead Concierge. In 2012 she found her home with The Renaissance Atlanta Waverly Hotel as she. Continued her career progression, she has served in many roles in the hospitality Industry. Ultimately her passion for the hospitality industry remained as she continued to excel in the field. This then created a new opportunity to become the Lead Navigator Concierge at the renowned “Renaissance Waverly Hotel”.In January 2018, she stepped out of the box and into a whole new world of adventures as a Residential Concierge with CSOA (Concierge Service of Atlanta). She quickly realized that this was now her new home. Trazet has been recently promoted as the new Residential Services Manager and Trainer. Trazet is known for her hard work, dedication and loyalty. Trazet brings over 20 years of experience in the Hospitality Industry. She is thrilled to be able to share with CSOA and clients her extensive Hospitality training skills. Being a Georgia peach native, she has local insight and great expertise. Her biggest source of pride is encouraging others to get out and discover and explore something new. When Trazet is not working you can find her experimenting in local restaurants with new flavors, combinations and electrifying dishes.

Virtual Concierge
Our Virtual Concierges handle all corporate concierge services remotely for a number of different commercial properties located in Midtown, Buckhead and the Perimeter areas.  In the Virtual Concierge role, they assist with coordination and event planning, tenant events, promote, sell and distribute tickets for sporting events, theater events and concerts, coordinate lobby shows, make restaurant recommendations and reservations, handle catering requests and more.
